• Most of our investments require a total budget of $500,000 to $600,000 to complete.
• Down payments typically run from $100,000 to $150,000
• If it's not an all cash purchase, financing can range up to $300,000 
• Project costs typically range from $100,000 to $200,000 which can be paid cash, a HELOC (Home Equity Line, or Hard Money Loan).

The first step is to schedule a call with us. After our meeting you will be given access to any investment opportunities we have available at that time. You will also be placed on our first-come-first-served distribution list of qualified investors and notified as new opportunities become available. 

Making an investment is easy. Our Due Diligence package details the forecasted total budget to acquire, renovate and exit the investment. 

The dollar amounts of your down payment, purchase financing (if applicable). renovation budget and source, will vary from one investment to another.

Once you have your financial plan together you will click the "Invest Now" button on the investment's landing page. That's it!

After you've registered for the investment our contract-to-close team will arrange for the transfer of funds and other transactional details. 

Yes, on some of our deals you can join forces with one or more other investors.

• Acquisition Fee is 2% of the purchase price
• Design Fees vary and are quoted individually with each flip
• Exit Fee to list and sell the property is 3%

Acquisition to Exit timelines typically run from 2-6 months. Once the Exit sale is closed and settled, our investors are paid within 48 hours.

Our investments are offered on a first come, first served basis. You can take as long as you like, but if another investor gives us the green light first they will win the deal.
