Location: We focus on properties located within the greater Austin metro area. (WHY AUSTIN?)
Neighborhood: We look at everything from price range, supply/demand dynamic and monthly housing inventory to proximity to schools, shopping and employment.
Site: We avoid properties that front or back a busy street or other adverse conditions such as powerlines, railroad tracks and proximity to commercial, multi-family or industrial uses.
Structure: Homes that need extensive work are often the best investments as they can often be acquired at a steep discount. In addition to repairing anything from plumbing, electrical and HVAC systems, we get creative with improvements that increase market appeal and add value.
Exit ARV: (After Renovation Value) Utilizing the same “Price Adjusted Sales Comparison Analysis” used in appraisal methodology, we give a Broker Price Opinion based on what the home will sell for after completion of the renovation. As a result, we can then crunch the renovation budget numbers along with other expenses to forecast a potential profit margin and return on investment.
